Right at this moment I am making a secret shop call. The associate gave me the price right away and then wanted to drag out the call by telling me about the amenities and security features of her storage units. As a mystery shopper, I am always glad to hear the manager give the amenities, but there can be a wrong way to do it.

Callers typically turn off their ears after they’ve heard the price. What you’re saying after the price starts to sound like The Teacher does to Charlie Brown. That’s why it is important to give your amenities before the price. Selling your store and building value in this way gives your caller peace of mind and builds rapport.

If you give the price too early the caller’s mind begins to wander off, take me for example writing this blog. Your customers may begin wandering down the list of self storage calls they still want to make or thinking about what to cook for dinner.

Keep them interested and on the edge of their seat. Use a few well spun price stalls and sell your store before giving the price. This also allows for a smooth and interesting phone call.

Last week Missouri had one of the hottest weeks so far this year. Temperatures rose above 100 and it felt much hotter. Severe storms left much of the St. Louis area without electricity. Without air conditioners, many families opted to stay at hotels until conditions improved. Stepping outside for a moment lead to sweaty shirts and panting dogs. I can’t imagine if I had to move my belongings into a storage unit.

The labor of it alone would be enough to risk overheating, and then add to that a hot steamy storage unit… No thanks! When Mother Nature has it in for your storage profits you have to find a way to outwit her.

If your facility boasts climate controlled units, be sure to make that a key point when talking to your customers during the dog days of summer. If you don’t have climate control units, keep a cooler with chilled bottled water and offer it to tenants moving in. The courtesy and thoughtfulness is sure to make you their favorite self storage provider.
If it’s been raining cats and dogs but your facility has a loading bay, then be sure to advertise that to your prospective tenants.

Make your facility more appealing than the other guy by offering perks that make a tenant’s move in less toiling.

We have a twilight festival in town every June and September. It’s a nice family event. During this past June’s twilight festival my family and I had went downtown and we had not eaten anything. Which usually isn’t a problem since there are many restaurants downtown. So we picked a place (I wont name name’s!!) and decided that it would be a nice place to go and eat. Well we were sadly mistaken. This place we picked is suppose to be one of the best places in town and is kind of “uppity”. Well for starters our meal took almost an hour to come to the table and the service was HORRIBLE but the food was good. Once we were done eating I asked to speak with the manager. So this lady comes to the table and says “ how can I help you?” I told her what had happened and her only response was “well with the Twilight Festival going on this is what its like just crazy.” That was it, she didn’t offer to try and right the wrong or anything. I will never go they’re again as I have not been there very often in the past but this just solidified my decision to never going there again. I feel they could have staffed the restaurant better for that evening knowing they are like that on Thursdays in June.

What would become of the storage industry if we were so slow moving? If someone calls and we are not up to par they are not going to rent from us. The storage industry is fast moving if someone needs a unit they don’t have all day to wait for a quote. So this manager of this restaurant could learn a thing or two from us…maybe!!

Recently, we took on a new client for a survey. Once we had created a short survey, we turned it over to our call staff. The first day that we started calling, we received a large amount of hang-ups. And to tell you the truth, they weren’t friendly when they hung-up. It’s really a shame that the person on the other end of the line could not say, “Sorry, I am not interested in taking a survey,” instead of hanging up. We are not telemarketers. We are not trying to sell you anything, just looking for your feedback. The numbers we were calling were previous or current customers of this particular business. So, they should be somewhat familiar with the business we were asking about. Instead of politely ending the call, many ended the call rudely. The people we have on our calling staff are so nice and polite. Realistically, we know that we would not be able to reach every single person on the list, but it makes the job more difficult when the rewards are few and far between.

Promise me the next time you answer the phone and it is a friendly voice that asks you to take a short survey, either say “no, thank you” or take the survey. Don’t hang up.

Could this happen to you?

Suppose your tenant fails to pay rent—again—and you resort to auctioning off their property. It’s all there in the policy, you have every right to do so, but …

Let’s suppose inside that storage unit is a notebook with somebody’s unpublished diary belonging to, let’s say, John Lennon. Suddenly, his family goes to the media for a story and to you with a subpoena. You’ve just been sued, and you’re probably thinking three things:

1) How in the world did Lennon’s diary end up in my facility?

2) Will my insurance cover this?

3) No, really, how in the world did Lennon’s diary end up in my facility?

If you think this is an impossible scenario, think again. In 2002, the identical thing actually happened to a storage unit in Florida, except the contents were personal writings by Malcolm X. The papers finally ended up on long-term loan at a library in New York, but the story should make storage owners think seriously about reviewing their loss exposures.

You are most likely aware of tenant insurance and it’s ins and outs, but what kinds of specialty insurance do you have? One kind, called Sale-And-Disposal Legal Liability, will protect you against claims arising from selling or discarding property because of a lien sale. It covers incidents like the Malcolm X case.

Specialty insurance is pretty sophisticated these days. You can get coverage for just about anything. Another kind of liability policy deals with pollutants, in case certain chemicals or hazardous waste gets stored in your units and then is released onto the surrounding property – the first thing that comes to my mind is fruitcake, but that’s an entirely different blog.
